Sometimes, it's announcements of upcoming boat shows, regattas, or parties on the lake. Sometimes it's the inside scoop on a hot real estate deal that I know won't be around for long. There's the occasional bit of useless trivia. And, sometimes it's really important news flashes, like warnings of impending flooding, or changes in the laws that affect us on Lake Travis.
Benefit #2: Membership Has Its Privileges If you add your mailing address, I'll personally mail you a Secret Handshake Club card. Keep it handy in your wallet - as a certified, card-carrying member, when you see me out on Lake Travis and present the card, I'll buy you a drink! Mailings also include the periodic coupon for discounts at lakefront restaurants, too!
What's the Catch? Aw, come on - you people are so cynical. Relax. This is Lake Travis we're talking about - it's all laid back here. There is no catch. I never share your contact info with any third parties. You either want useful Lake Travis info (and the chance at a free drink), or you don't...
Sign Up Below As you sign up, remember that a name and email address are sufficient for the email announcements. Don't forget to add your full mailing address if you want me to mail you a Secret Handshake Club card.

About Appraisals >Fair Market Value
What is the best price for a piece of real estate? Mortgage lenders, appraisers, and real estate brokers use what is called the "fair market value" (FMV). FMV has been defined as "the price that a buyer is willing to pay and the seller is willing to accept, when both parties are knowledgeable about the property and neither is under any time pressure to buy or sell". Sounds great, but how is this price determined?
The starting point for determining a fair price may be an opinion of the value or "comparative market analysis". Such an analysis uses information on similar properties which are: 1) currently for sale, 2) already sold, or 3) expired properties (those which did not sell). Local, national and international trends and market conditions must also be evaluated.
By comparing similar properties in each of the three categories and the market conditions, appraisers, lenders and agents come very close to the maximum price that buyers would be willing to pay for a house.
